The Corys exchanged gifts in the yearly Cory madhouse, less mad than it was two years ago. Matthew is to be allowed to take his gift to Mitch. He asked Rachel what she'd bought Mitch.
Felicia saw what Mitch was getting Rachel and came over all disapproving.
Zack made Quinn breakfast. They were civil to each other. He got his car started but he has bad news.
Scott gave Cheryl a locket. She was pleased. She thanked him privately.
Everyone has Christmas stockings in Mary's Place. MJ accused Adam of having given her a sexy bathing suit [if memory serves correctly]. Maisie discovered her favorite perfume. Mary found an envelope containing a miracle. She started laughing hysterically. It was the deed to the building. And all the people rejoiced. JPZ corporation is responsible. Mary thanked Michael but he denied having done it. She didn't believe him
Zack's car has been plowed in. Quinn was not happy to be stuck with him. He assured her that the sidewalks were clear and invited her to Christmas dinner with his family.
Mitch's gift to Rachel is a Mitch-made intimate engraved ring ["love forever MB RD"]. He said that was the way he felt. She [Felicia] said he had to let go. He said he wanted Rachel to know how he felt.
No one believed Michael. Adam cornered him and told him he could tell him the truth. Michael insisted he was not the JPZ Corp. Adam and MJ wondered if Reginald could be. They all decided to check into it. Wallingford and his mob went with Michael to a press conference.
Nicole sang Hark the Herald Angels Sing at the love piano. That Old Carrot and Peter pressed her to sing professionally again at Peter's new restaurant. She said she'd think about it. Victoria's having Christmas with Donna. That Old Carrot and Peter blamed Michael for Donna's illness. [They say she had been fine until Michael came back. RIGHT.] Nicole became upset and rushed from the room.
Matthew asked Rachel to drive him to Mitch's since Roberts has the day off.
Zack dug his car out. Quinn worked. She told him she had too much work to have dinner with his friends and relations. He told her loneliness could shorten her lifespan. She still refused. He walked slowly to give her time to change her mind. She went after him
They're having electrical problems at the Northwoods Inn. Matthew and Mitch exchanged gifts. Matthew wishes they could be together all day. Rachel appeared to bust up the party. Matthew left. Mitch asked Rachel for a minute.
That Old Carrot told Peter he was saying he [Peter] was the owner of the new restaurant so that it would be a surprise. Michael arrived singing God Rest Ye Merry, Gentlemen. Reginald was dumbstruck. There are television cameras. Wallingford told Reginald that the tenants would purchase the building at above market value. Peter tried to stop the cameras but Reginald smiled glassily and stopped him. Michael kept saying his reaction would be on the news. Reginald gave them the building free gratis. The tenants left singing Jingle Bells. Michael assured him that the agreement was binding and left. Reginald snapped at Peter when he complimented him on his handling of the situation.
MJ thanked Adam for the earrings he'd given her. He loves the sweater she gave him. Kissing. Mac rushed in and called a foul since they weren't under the mistletoe.
Rachel tried to refuse Mitch's gift. Matthew burst back in to demonstrate his gift from Felicia.

Nicole tried to goad Michael into having a fun Christmas. He said he would far rather feel sorry for himself. He found out that she had no plans and yelled at her.
Cheryl misses Pops. Scott told her they'd prove Vince's innocence. She noticed that he hadn't said they'd prove whether Vince was innocent. He admitted he wanted Vince to be innocent
Adam and MJ relocated to Mary's Place and continued kissing.
Nancy told Julie about yesterday's waiter. They didn't speak, but their eyes met across a crowded room. [Some enchanted evening.] Nancy she said she had never felt this way before; Although she doesn't know his name she has to find him
Mary was very nice to Reginald. She asked him about the deed. He said he hadn't given it her. [Perhaps it was Cass.] He asked her to spend New Year's Eve with him. She tried to flee. He tried all his old lines on her again.
Felicia and Mitch had dinner together. She misses Cass and Kathleen and Zane but being with Mitch is nice. She went to get his present. It was a silk robe. He said it seemed a little intimate. She defended herself. He thanked her. He gave her a collage of her and all her friends. She was overcome. She thanked him for being her friend.
Peter asked his father if he didn't think this was the best Love Christmas ever. "Why? My wife left me and YOURS shot you. Sometimes I don't think you have a brain in your head."
The Corys and the McKinnons and the Evanses and Wallingford and Michael and Nicole and Scott [people involved in the restaurant, their appendages and those not at any other dinners] had dinner together. They toasted Michael and Maisie and Ada and Mary and the JPZ Corp and friendship. A mysterious present came for MJ and Cheryl, obviously from Vince. A beautiful candle. Everyone sang. Mac wished us all a Merry Christmas. I'll Be Home for Christmas.
